Commercial Exterior Painting
Commercial exterior painting is a job that we have done many times. Each one has its own unique characteristics; that’s one factor that makes it interesting. Included in commercial exterior painting can be office buildings, shopping centers, warehouses, apartments, high-rise condominiums and schools.
At first glance, it might appear that a commercial exterior painting job just means show up to the location, paint the outside of the structure, and leave. In reality, the process involves much more than that. Here are the basic procedures that we implement:
- Preparation of the exterior surface – In order for the paint to adhere well, the surface of the building must be clean and free of mold and mildew. A big part of this preparation is pressure washing. We use high-pressure, hot water and a mild soap to eliminate any matter or material that should not be on the surface.
- Repairs – If there are any flaws or damaged areas that require carpentry work, it needs to be repaired before doing any commercial exterior painting. While inspecting for this, we would also scrape any loose paint from the surface. We then apply a layer of primer to the wood (or metal) so that the paint will adhere successfully.
- Replace caulking where needed – If any caulking is old, cracked or loose, it will be removed and new caulking applied in its place. We will check the trim around all windows and doors to find any spots that need some fill-in caulk.
- Property protection – The building is just about ready for the commercial exterior painting, but the surrounding area needs to be prepared also. This means covering or moving any nearby items that should not be touched by paint: flowers, bushes, cars, etc. Related to this, we will also tape off door knobs, light fixtures, and anything else in the immediate vicinity.
- Application of paint – The actual process of applying the paint to the surface of your building doesn’t usually take very long. Most of our time on the job site is spent in preparation, as outlined above. Our crews are highly trained and very detail-oriented, so that paint gets applied across the entire surface. For the broad, open areas such as the large part of a wall, we will usually spray the paint onto the surface. When dealing with smaller areas, a roller may be more appropriate. And for the detailed spaces around trim or where the surface is small, hand brushes are used. With this combination, there is no spot in your commercial exterior painting project that does not get painted.
- Cleanup of debris and materials – After the last bit of paint has been applied, our job is still not yet done. We have to get your location back to normal. All tape and plastic masking is removed from windows and doors, and all drop cloths are removed. We will do a thorough inspection of the area surrounding your building, and any debris will be disposed of (whether we put it there or not). We want to leave your location bright and shining and ready for business.
- Final inspection – The last step in our commercial exterior painting process is for our on-site supervisor to walk with you around the building for a complete on-site inspection. Our goal is for you to be extremely happy with our work, and if there are any questions or concerns, we want to know about them so that we can remedy the situation right away.
